Tidewater started with a simple frustration. After fifteen years in lending, including time as a lending manager at one of the major banks, James kept watching good people get knocked back, oversold, or left in the dark, not because they could not afford a loan, but because nobody took the time to package it properly.

He opened Tidewater in Burleigh Heads to do it the other way around. Listen first. Be honest about what is realistic. Then go to the whole market rather than one bank's product list. The brokerage is deliberately small so that the person you meet at the start is the person who is still answering your calls years later.

James lives in Palm Beach with his wife and two kids, surfs badly but often, and has personally arranged more than $400 million in home and investment loans over his career.

Questions, answered

The things people ask us most, before we have even met. If yours is not here, just ask.

In almost every case our service is at no cost to you. When your loan settles, the lender pays us a commission, made up of an upfront amount and a smaller ongoing trail. It does not change your interest rate or add to your repayments, and lenders generally pay similar commissions, so we are not steered toward one over another. We will always tell you what we are being paid before you proceed. On rare, more complex cases such as some commercial or short-term lending, a fee may apply, and if so we tell you up front and in writing first.

The common benchmark is 20% of the purchase price, which lets you avoid Lenders Mortgage Insurance. Plenty of our clients buy with less, sometimes as little as 5%, by paying LMI or using a family guarantee, and first home buyers can often access government support that lowers the deposit hurdle. The right answer depends on your goals and how the numbers stack up, which is exactly the sort of thing we work out together in the first chat.

Depending on your situation and the timing, that can include the First Home Owner Grant for newly built homes in Queensland, stamp duty concessions for first home buyers, and federal guarantee schemes that let eligible buyers purchase with a smaller deposit and no LMI. Eligibility rules change and have caps, so we check what currently applies to you rather than relying on what was true last year. It is one of the first things we sort out for first home buyers.

Neither is automatically better. A fixed rate gives you certainty for a set period, which suits tight budgets and people who like to know the exact number. A variable rate moves with the market, usually comes with an offset account and lets you make extra repayments freely. Many of our clients split the loan, fixing part and leaving part variable, to get a bit of both. We will run through what each option costs you over time before you decide.

Once we have your documents together, a straightforward pre-approval is often back within a few business days, though it can be longer for more complex situations. A formal pre-approval is typically valid for around 90 days and can usually be renewed. It is worth getting one before you start seriously house hunting, because it tells you your real budget and makes your offer far stronger when you find the right place.

Yes, this is a big part of what we do. Self-employed clients, contractors and business owners are often knocked back by a single bank simply because the application was not packaged the way that lender wants to see it. Different lenders treat business income very differently, and some specialise in it. We know who they are and what they need, whether that is two years of financials or a low-doc style assessment for newer businesses.

Absolutely. We are based at Burleigh Heads and love meeting clients in person, but a large share of our clients are around Brisbane, across regional Queensland, and interstate. Everything we do can be handled by phone, email and video call, with documents signed electronically. Distance changes nothing about the service or the lender options available to you.
